Most of the families Heritage works with already own the lot when they call us. The home gets designed around the land, not the other way around.

How this works when you own the lot.

The first conversation happens on your lot or at our office. We walk through what you’re picturing, what the land allows, what your timeline looks like, and what we’d recommend for design.

The design session locks scope, design intent, and the budget framework. From there the home moves through the design process over several months. Heritage handles the architect, the structural engineer, the permits, the bids, and the contract. By the time the dirt moves, every decision that needed to be made before construction is already on paper.

What lot-owners usually ask.

How do I know if my lot is buildable for the home I want?

A site walk and preliminary design review tells us. Heritage looks at setbacks, slopes, soils, utilities, well and septic if applicable, and design constraints. Most lots that look buildable are; a few aren’t, and we’d rather know that before you invest in design.

What if I bought the lot years ago and the price feels wrong?

Lot value isn’t fixed at purchase price. The land usually appreciates while you’ve owned it. Heritage works with the land you own at today’s value, not yesterday’s.

Do I need an architect lined up before I call you?

No. Heritage works with several of the top architects in the East Metro and recommends the right one for your project. You choose; we coordinate.

How long from first conversation to move-in?

About twelve to fourteen months total. Construction itself runs nine to twelve months depending on scope. Lot complexity, design complexity, and selection pace affect the total.
