Trusses, windows, cabinets. The items that take weeks rather than days are on order.

Custom homes don’t fail on the obvious materials. They fail on the items that take eight to twelve weeks to arrive when nobody started counting in time.

This week the deposits went in on the items that won’t be here for a while. Trusses ordered. Window package and exterior doors ordered. Cabinets queued for the deposit window early next month. Each of these has its own arrival date, and each one has to land on site close enough to its install moment to keep the schedule honest.

Heritage tracks long leads from the day the design intent locks. By the time framing starts, every item that has any chance of being a critical path constraint is already accounted for.
